Our Process

Every building functions as a system.  All the components must work in conjunction with one another to perform properly to achieve the purpose that the building was designed for.  At Black Oak Custom Homes, we will sit down and thoroughly discuss what is important for you and your family in your new home.  Whether it’s comfortability, energy efficiency, health concerns, storage space, outdoor living, the master bathroom, planned additions, future proofing, the kitchen or anything else you can imagine, we want to make sure that you can maximize the value of your new home. 

Project Phases

Initial Meeting

We will sit down and talk about who we are, what we do and what you are looking for.  After the initial meeting we’ll move on to the Design/Bid phase.

Design/Bid

This is the point where we start getting into the details and start designing the floor plan with the architect.  If you already have plans, we can work with those as well.  At the end of this stage, you will be provided with a detailed bid and scope of work outlining the materials to be used.

Contract Signing

Once everything is completed and any changes are agreed upon, we’ll sign contracts and schedule the start of construction.

Management

After all the paperwork is completed we will start construction!  We will closely coordinate with the subs and architect throughout construction and provide you with updates as we move along.  We are constantly double checking work and verifying measurements to catch any errors as soon as possible.

Punchlist

When construction is nearly complete we will make our punch list and correct any items that we identified.  After that point, we will walk through with you to create the final punch list and make corrections.

Closing

Once the punch list is signed-off on, we finish up with the closing and you’ll get to move into your new home!
